Fair rate for property manager [TX] - TrishesDad - 05-15-2024

We have a property in Sargent which we are looking to get hands off as we are out in San Antonio.

My question is, how much should I negotiate for the local property manager? I'm looking to stay away from the large companies like Evolve, etc. and willing to pay a slight premium for a competent local who I've been chatting with and manages several properties. They will basically take care of everything and send us the invoices when necessary. We will still make updates to the listing if necessary but they will communicate with most of the guests.

I think 15-25% + a cleaning fee is pretty standard.

We used to pay 20% (South Padre) but now pay 17% as there is quite a bit of competition and we mentioned that we are constantly getting inquires from other managers with good reviews and experience.

It's tough to say a percentage without knowing the specifics of your property and the market in Sargent.  But, for a truly hands-off arrangement where they handle everything except major listing updates, I'd expect to pay somewhere between 15-25% of the rental income.  Since you're working with someone local and already have a rapport, you might be able to negotiate a bit lower than the larger companies' fees.
