Worth renting out our home part time? - nitlsu - 03-05-2025

I inherited a family home that we are considering putting on Airbnb/vrbo or even furnishfinders. We would like to keep the main house as our own home and convert a portion of the downstairs into a 1 bed apartment with a kitchenette with space for up to 4 guests who would also have access to a patio, garden, own entrance/driveway. The idea is that the income would fund the heating/upkeep and property tax on the rest of the house, which will remain vacant most of the time except for our personal vacation use. Basically, we want to keep the main house as is and off access as there are effects with personal meaning and it’s a bit dated. If it could actually MAKE money would be a bonus. The property is in a small town and there is demand for airbnb properties as there is a local hospital and industry that has outside workers come into town for long periods of time. Any advice or expertise welcome from those with similar setups.

Based on what you are describing you might consider corporate housing with a one month minimum stay…less cleaning and upkeep which will cost you money. You can advertise on Zillow and Facebook and offer a finders fee to local realtors. I personally have not had very good luck with Furnished Finders in finding renters and they charge you an upfront fee.

Is this downstairs setup already furnished and updated to how it would be if you were to rent it out? If you need to spend significant amounts of money adding in a kitchen, plumbing etc. you should just consider renting out the whole house instead and keep a locked room for your personal items.

You never mentioned how you would manage the guests. Are you located close by? Would you do the cleaning yourself? All of these factor into whether it would be "worth" it to rent it out.

The main house is not very attractive and not in a condition which would rent for a significant amount of money (think bathrooms from the 70's). The thing is, the main house has alot of sentimental items and value and as such we do not even plan to renovate it anytime soon. The lower area/basement is already set up as a studio with it's own plumbing.

What you are basically suggesting might not fit with your zoning laws. Also, from the type of market you described, you might be better off with doing 30 days+ and renting on Furnished Finder. That way you would be skipping all STR related regulations and being an absent host for most of the time. It's really not easy to manage airbnbs when you are not nearby.

This area does not have any laws regulating airbnb an it is unlikely they will. Based on the feedbacks I think I will explore more of furnished finder.
