Maintaining good neighbor relationships - maldovix - 02-05-2025
We have a vacation house which is set in a small cul-de-sac with 5 total houses in a lake area.
I'm very concerned about maintaining good neighbor relationships. I can't imagine most people will be happy to live next to an Airbnb. We will of course institute strict noise and party rules. There's an outdoor terrace that guests can only access until 11pm and we ask that guests use the garage to minimize disruptions to neighbors.
Our home can sleep 8 in 3 bedrooms and for our 4 neighbors we want to offer free use of the house for their visiting friends/family as long as it's reasonable and not booked. Do you think this offer would be appreciated? Any advice or other ways you all manage your neighbors?

Here's what we've done.
1. Been extremely transparent with neighbors about our intention.
2. Proactively mitigate parties and nuisances by limiting the number of guests to 6 even if it could sleep 8 and installing external cameras on all doors, disabling instant book to add additional screening, especially for local guests and promoting our listing in a way that makes it very clear that this is a quiet, family neighborhood. We also say there is limited parking when in reality there is a lot so that they don’t show up with a lot of cars to bother the neighbors.

If you're in a vacation area I think your neighbors would be happy to see that you are thinking of them by offering a place to stay for their guests. Make sure they all have your contact info in case things go south.

Make sure you screen your guests to avoid parties at all costs and put in a reasonable minimum stay (3 nights?) so that it inst a constant revolving door.
