Medium term rentals - pwd8941 - 09-02-2025
Anyone here focus on the medium term (30+ day) rental market? I have heard that it is more market specific than anything, but where we are at there are quite alot of skilled seasonal workers. For those that do medium term, do you end up finding renters through the traditional STR sites (VRBO, Airbnb) or are they usually from the more niche sites like furnishedfinder?

With medium term rentals, make sure that you are familiar with your area's tenancy laws and are prepared and take the necessary precautions against those with ill intentions. If you've checked all the boxes and are comfortable, VRBO has actually provided us with great leads for medium term. Others have said furnishedfinder but i've also heard that the usual renters from that site (travel nurses) can be a nightmare to deal with and quite stingy.

We did medium term rentals for some time but honestly the wear and tear for us was just not worth it. We had to spend at least a week, sometimes two weeks to prep the house and do a deep clean to handle the next guests. This is going to to eat into your availability. When someone is living there full time and cooking everyday it will take more effort to get ready versus guests coming for a few nights and just looking for a place to sleep.

We had out listing up as a medium term rental for a few weeks and ended that real quick without accepting anyone. We kept answering a bunch of inquiries and wasting time communicating with people who ended up ghosting us. On top of that, people kept wanting to come and see the property in person before accepting (understandably) but we quickly realized that something like this wasn't really DIY. Back to STR it was.

This will be market specific like anything. If your location has a lot of highly skilled contract workers coming in it’s worth investigating further. I’ve run mine as an STR so far but about 2/3 of my guests are here for 1-3 months, in the city for temporary work.

FF never worked well for us. We joined nursing or other professionals travel pages and advertised our property. It’s tougher than the STR market in terms of returns but less work if you were managing the STR yourself. From a wear and tear perspective our property does feel more "lived in" than the STR guests we usually hosted - think deeper cleanings, etc. We got lucky a few times to have 3 month rentals last year. The key is to find guests/tenants that have a high likelihood of returning for their job on a regular basis and build a relationship with them.
