Out after 6 years... - Stranger - 09-09-2025 After 6 years of hosting, over 500 stays and reviews, 4.85 stars we are done with AirBnB for good. We have come to a realization that no natter how cheap you offer your place, guests will complain about anything, no matter that you put in description you are not near downtown and it takes 8 minutes on transit or that there is possible noise during day/night that you cant do anything about it they will still complain. Not to mention the lower price the lower quality of guests, from ruining your place to having parties with 2x the people that we can host per apartment without reporting additional people. RE: Out after 6 years... - lpc1298 - 09-10-2025 I had a guest tell me they check the inside of vacuum cleaners to see how thorough of a job the cleaners do. I almost quite after that, but once I calmed down I realized dealing with bad people is just part of it all and not to take things too personally as long as the $ makes sense. We do quite well with month long minimum stays and you can ask a little more than the average long term rental rate in your area especially if it’s an area vacationers might go for a longer period of time long (snowbirds, etc). We are probably full at least 10 months of the year. LTR might be more appealing for the lack of effort it takes and you’ll finally get the “passive income” people think you get with Airbnb STRs. I personally like the in between as I find it enjoyable to host. RE: Out after 6 years... - the810 - 09-19-2025 Airbnb sucks all around, they’re barely accommodating to guests - they’re squeezing both sides (hosts & guests) so they can reap maximum profits. Just recently they announced they will start listing hotels on the site - just another way for them to maximize profits and screw over hosts. RE: Out after 6 years... - johmcg - 09-20-2025 I totally get it, I would totally quit or sell. Being an Airbnb host makes me hate people more than I already do. Every new guest just finds something new to bitch and moan about: usually it’s something inconsequential… someone got offended over a post-it note, or someone complained there wasn’t a TV, or someone complained the bed was too low and they couldn’t get out if it. I hate hosting, with each new guest you just have to ask yourself “what now?!” Go get a hotel if you’re expecting hotel level experiences and services! At the end of the day I am still sugary sweet to get those good reviews but I don’t even know what I am doing it for anymore, I am not even breaking even on expenses/mortgage. RE: Out after 6 years... - airsurfer - 09-29-2025 The original airbnb model is definitely changing, if it weren't than they wouldnt need to be expanding into all these ridiculous segments such as "experiences" and "services". On top of that, governments are not getting any kinder to people who want to rent out their homes. RE: Out after 6 years... - hpark23 - 10-06-2025 I used to lower my prices until I realized every single time I did, I got the rudest guests and the only negative reviews I ever received were from the ppl that got in at a cheaper rate. I think you should raise your prices a bit and see how it goes before throwing in the towel. Reviews are so subjective and I feel with the political climate these days people are grumpier. It does not matter what you do. A complaining guest will complain. The review system will be the death of the platform. It puts way too much unnecessary pressure on the host. |
