Insurance Question [FL] - jimgotkp - 10-25-2025 Hi, new host here and I've been searching this forum on this topic for awhile. I rent out my primary residence on a part time basis in a very seasonal (college) town that doesn't command high prices or year round demand. I'm located in Florida, which is an important detail. My current homeowners insurance and umbrella policies don't cover business activities. I'm searching for coverage (preferably $1M) for when my house is rented out. I tried Proper as it's recommended on this forum but their only option is to replace my homeowners insurance at a cost of $13k a year (Florida = hurricanes). That's more than I make part time renting. I also tried Safely but they only work with PMS and I manage my own property myself. After spending time on this forum I don’t know that I'm comfortable trusting just AirCover (I'm currently only listed on Airbnb). Are there any other recommendations for my scenario? RE: Insurance Question [FL] - nstull - 10-26-2025 My regular job is in insurance - FL is one of the worst to insure in right now (certain carriers are refusing coverage for the entire state). I would contact an independent agent and start getting quotes as this is one of the worst markets to be in right now. Not sure what part of Florida you are in, but if you are finding companies that are willing to write you a policy then consider yourself lucky.
