My wife and I are about to list our first Airbnb and I’m hoping to get the best advice on hosting from all of you!
It’s a single family home with three bedrooms, three bathrooms (7 guests total) available for guests. Here are some of the tips we’ve already taken - what else are we missing?
-Guest age minimum of 25 to prevent high school/college age parties -local property manager (not a company) who will be available at all hours -very trusted cleaner and property manager -outside camera -smart lock for easy access for guests that auto locks and easy to change code between stays -kitchen table with enough seats for all guests -wifi and tv with streaming -beach towels -unlimited coffee/tea plus cooking basics -welcome basket of snacks -2 night minimum stay-outdoor patio table on the deck-board games for guests -washer/dryer access plus detergent -2 full towel sets per guest plus dark makeup towels

We keep multiple sets of everything like towels, sheets, dinnerware incase something is broken so there is not a last minute scramble and it doesnt affect the next guest. Consider having that in your storage.

Check your insurance and make sure you have the right coverage.

You stated a minimum age of 25. Will you be allowing families with children? Maybe clarify that part.

Leave the guests alone once they check in! Once you give them the door code and any check-in instructions, resist the urge to constantly message them. They’re doing fine, they’re on vacation and want to be left alone to relax. 1 follow-up message after check-in is OK but I've seen hosts monitor cameras /thermostats non-stop and bombard guests with messages.

Make sure you have a house guide with the wifi preferbly in LARGE letters on the front.

Whatever you do, don't accept requests for discounts from guests!! Run far far away! Block your calendar if you have to..

I think the best advice is to invite a friend and spend a night in your property if you haven't done so. That way you get a true feel for everything. There are too many people out there who have bought mattresses, pillows or towels and have no idea how it even feels and are shocked to find out it's actually quite uncomfortable.
Those $5 pillows from IKEA are TERRIBLE and will fall apart after 1 stay.
