Selling to airbnb investors - dhuey - 11-17-2025

Does anyone have experience selling to airbnb investors? I am selling my house to hopefully upgrade and buy bigger house later this year. I have 122 stays on this property, I am a super host and have a 4.95 rating. When I sell the house is there a way to sell my account to the future owners and if so, how to value the premium? I worked hard and don’t want to just give them my account.

Airbnb rules forbid transferring acounts to another host.

Are you local and near to the property, and have you been managing the property yourself? Perhaps this can be an opportunity for you to sell the actual property, but offer to manage it for a cut of the nightly stays. This will give you cash to buy another property while giving you an income stream if you can handle it.

Like the above poster mentioned, you cannot transfer host accounts on Airbnb. Also, in my experience dealing with investors and being an investor myself, you're not going to be able to extract a "premium" when you sell the property to an investor. The whole strategy of real estate investing is to acquire property at the most optimal price, which unfortunatelly doesn't help you as a seller unless your property is a key peice of land. Paying a "premium" just isn't part of that equation unfortunately. While there are plenty of airbnb investors out there, most will want to be managing it themselves or through PM's they have relationships with already.
