How to handle repeat discount requests? - TrishesDad - 01-04-2024

I am trying to achieve Superhost status which I should be able to achieve in a few stays and I have already rejected a few discount requests. One guest in particular keeps asking for a discount of almost 40% and it misses up my calendar and from what I read each time I reject messes with the algorithm and my acceptance stats. What advice can you give to deal with these situations?

As long as you reply with a message, your "response" stats/rate is preserved. Simply send a polite response along the lines of "Sorry, all available discounts have been factored in" and leave it at that. It should fall off your calendar in a day and hopefully they will go away.

I simply say no, you should look elsewhere. Then I don't accept the booking citing "my place does not meet the guest's needs".

If you feel your decline rate is high block a date in the middle of the period of time the guest is trying to book. They will get a message that the booking is no longer possible and will look elsewhere. Open it back up in a day or so.

Also, raise your rates if possible - I know we've all been taught in economics (hopefully) that lower prices equals more business equals more money but in our unique situation the experiences gleamed from thousands of hosts indicate that higher rates attract better guests who are less likely to be discount seekers and cause trouble. You never want to be the lowest place in available in your area.

My message to them is "Any available discounts have already been factored into the rate. Thank you for your interest. "

Here's what gets me about those asking for a discount: if you can't afford our rate, why aren't you adjusting your search criteria for a property in your price range?

It's the type of people with a 500 credit score paying 29% APR for a Dodge Charger... and if they damage something good luck getting their cooperation.

Get used to it and be ready to say no. The discount crowd has been getting bigger with all the TikTokers going around.

We say that we don't offer discounts and wish them luck in their search for a property that is in their price range.
