How do you all define a party?

We have a property located on a lake that sleeps up to 10. Our listing states no parties. During our last stay we had 10 20 something males stay with us. They spent hours in our front driveway playing beer pong, drinking and playing loud music. Would this be a party even though only the 10 registered guests were participating? What rules can I have in place to avoid things like this in the future?

Do you have quiet hours in your listing? Perhaps add that? I’ve also stayed at lake properties where it’s asked in the rules to keep volume down due to sound carrying on the lake. If I was booking a stay with 11 other people I would expect that I could have some drinks, listen to music, play a game.. etc. The loud music in the driveway does seem disrespectful however, is there no backyard at least?

The basic way I would define a party is if there are significant number of guests who are not registered on the premises. If you have 10 guests and they drink beer and listen to music that’s not a party . It might be a noise disturbance if loud and or late

Did they bother anyone but you? What rules did they break? That's not a party, that's 10 friends getting together to enjoy themselves at a property that advertises that it holds 10 people. You rent to 10 people on a lake, what are the odds that they're not going to be doing some drinking and playing some music?

The only possible problem here is the loud music and even that depends on how loud and what time of day. Would you feel differently if it were 10 5 year olds running around on the driveway? So set some reasonable noise rule – especially if your place accommodates 10 people you will be getting these groups of friends that all want to come and hang out. If you don’t want people hanging out in the front driveway then make the back yard a more attractive place to gather. Big groups are going to do big group things, which includes drinking beer, playing games and hanging out. The whole point of their renting a place together is so they can socialize and have fun together, and you’re never going to stop that aspect

Parties and events
Disruptive gatherings are prohibited, regardless of size.

What we don’t allow:
Disruptive gatherings
Open-invite gatherings
Disturbances to the surrounding community such as:
Excessive noise
Excessive visitors
Excessive trash/littering
Smoking nuisances
Parking nuisances
Trespassing
Vandalism
Advertising listings as party or event friendly

We put this in our listing description and in our guidebook. It's a bit open to interpretation but in my opinion it sets the standard that we aren't looking for those that want to party and its kept the party type away even though we have a larger home:

Disruptive gatherings: Any event, such as a birthday, house party, or engagement party, that disrupts the peace is prohibited. This can include excessive noise or too many visitors.
Occupancy limits: Gatherings cannot exceed the maximum occupancy listed for the property, and overnight guests cannot exceed the number booked.

My property is in an unincorporated area in rural Texas with very few rules and lots of space. I do not mind gatherings as long as they clean up. My neighbors often throw parties at their houses with music, so why shouldn't my guests also be able to? Just talk to me about it 1st. Don't be sneaky or lie. I hate that.
