So many times I have guests that haven’t stayed in an Airbnb before and leave less than 5 stars reviews. I am so sick of first timer Airbnb guests who have unrealistic expectations of a hotel. Repeat guests don’t usually have this problem so I don’t think it’s the way I’m running my listing. How do you all Airbnb hosts manage that?

Is your listing a whole house type or a shared room situation where the guest gets one room? I've actually realized the past year that when it comes to guest expectations, when someone rents an entire house with multiple rooms, they are not expecting anything similar to a hotel experience as its not really comparable. However, when guests rent "just a room", they are probably more likely to compare it to a time when they stayed in a hotel and were in "just a room". I honestly think managing guest expecations in these "just a room" situations is more more challenging from what i've been reading on this forum. Just my 2 cents.

We have not had any more problems with first time guests than guests with reviews. In fact, most of our problem guests have had reviews.

What are guests calling out in their reviews? Address them directly in the listing so that there are no surprises. For example, if multiple people mention that there is no XXX amenity, clearly put in your listing that there is no XXX amenity. Don't post misleading pictures that make your place look brighter/larger than it really is.
