I’ve had a room in my apartment on airbnb and I’m kinda done. I’ve done it for 4 years and the income was much needed by I think I’ve got airbnb host fatigue. It has been a good experience but I’m tired of strangers coming in and out of my home - some friendly, some not so friendly - but I think what tires me the most is the lack of respect. Yes the guest is paying and I appreciate that means I have to tolerate things that I normally wouldn’t but you are renting a room in someone’s home .. surely that innately comes with a level of respect. Things like coming in after midnight and slamming doors etc just aren’t respectful. Taking furniture from the living room and putting it in your room for the length of stay.. has anyone else experienced airbnb host fatigue these days?

Renting out a room in a place I actively live in sounds like a complete nightmare. It's like having roomates on steroids, with a new one moving in on a regular basis and a personality suprise around every corner.

You'll have to weigh your trade-offs:

1) Enjoy the place all to yourself - for-go the airbnb rental income, but gain piece and quiet.
2) Rent it medium term/long term (AKA get a roommate). Receive a regular steady rental income from a consistent person you have vetted, but prepare to constantly share the kitchen, amenities and commonspace.
3) Figure out a way to better vet your short-term guests or market your place to a better clientele.

I've never rented out just a room so I have no idea what the guests are like. I personally always just stay at a hotel for myself. I'm assuming renting a room is way cheaper then a hotel, thus it will come with its fair share of "unique" guests.
