Are you beating the REIT market?

I'm in the process of building a vacation house and also will list it on Airbnb. During a conversation with a friend, he actually suggested investing the money in REIT stocks and make on avg 10%. Are you all beating the REIT market?

Just do both, I invest in REITs and I also own multiple rental properties and my rental properties are worth close to 100% percent over what I paid for them if I wanted to flip them right now. At the end of the day it all comes down to timing .. it's unlikely for you to make 100% on your asset if you recently bought it, but if you bought it pre-covid then you surely have some good returns in terms of appreciating assets. Most airbnb hosts are also able to use their properties as a vacation home as you are doing which is another added benefit.

You'll never be able to stay with your family in a REIT, so there's that.

You can diversify your portfolio by doing both.
