Hi Airbnb hosts - what’s the most unexpected ‘emergency’ you’ve dealt with at a short-term rental and what did you wish you had prepared (tools, instructions, vendor list, guest script, photos, etc.)?
Bad capacitor in the HVAC unit during a Las Vegas summer on the day a guest is checking in. We now have a subscription to a local HVAC company where they come and do a yearly check-up which tests the components. Before a capacitor goes bad it will apparently show up on the reading outside the listed threshold so you can replace it before it breaks.
For us we've had two plumbing issues where we had to call a plumber. It's amazing what guests will try to flush down the toilet. Pro-tip - don't try to skimp and save $100 on a cheap toilet, buy a nice one (American Standard, Kohler) with a powerful flush.
