Upcoming construction in neigborhood

We just found out that starting next month some houses across from our airbnb there will be some long term construction (apartment complex). We knew this project was planned, but until now we didn’t have a timeline.

It’s expected to last about a year, and we don’t know when the noise will be at its worst. There will definitely be construction noise during the day and probably early in the morning. We already provide earplugs, and we’re considering a white noise machine, but I’m not sure how much that would actually help.
Would you proactively inform guests about this?

If so, would you put it in the listing description, or mention it in the booking message after someone books?

Yes, I’d want to know. I stayed at a place for work (doing on call night shifts) and wasn’t aware that there was excavation going on across from it. I did not sleep well and would have cancelled had I known. Not everyone is out all day.

Put it in the listing description and message current bookings with full refund option. Year-long construction will kill your reviews if you don't warn them upfront. I've had guests complain about noise from my neighbors windchimes before. Windchimes!!!

As a user of the Air BnB platform, I would be mighty pissed off if I arrived at your rental and had construction noise across the street. Tell your potential guests before they book and certainly not in the welcome message because then it’s too late and is disingenuous.

Guests are not allowed to mention thing outside your control, so technically they can not mention it, but they will mention it and then you will have a fight every time with Airbnb to remove them.

I've had guests complain about noise from my neighbors WINDCHIMES before... i'm sure you'll get a guest who is not pleased about construction nearby..

I would definetly be pro-active about notifying guests about long term construction, in both the listing itself as well as in messages to the guests at booking and prior to booking. Not worth the headache of guests trying to get a refund and leave after 1 day due to noise and you know how airbnb sides with guests instead of us airbnb hosts,
