Hello, I’m looking for advice based on other host's personal experience.

We've been hosting for 4 years and we never had bad surprises, but it happens very often that one guest or the other breaks something (a cup or plate) or that small things vanish from the house (towels are most common), so I was wondering, how often do you file a complaint with air cover and for what value?

My rule of thumb in the past has been not below $100, but over time all these items add up and I've been debating whether to charge for the smaller things or if it's just "the cost of business".

My policy is not to nickel and dime anyways so unless my TV gets broken or something more blatant disappears like an iron or my coffee machine I let it go. The only items I've really had go missing /damaged are towels (1 out of 3 stay from makeup, I've started leaving makeup wipes now) and I had a broken toilet paper holder but to be honest that just forced me to go buy one with a better design since the other one seemed not screwed on very tightly and I don't want to be tightening that thing every month.

If our cleaner needs additional time to clean and the guest doesn't follow house rules, like trashing the place or smoking in the house, then we'll charge for the small things + the extra cleaning. If they were good guests and a towel got ruined, it gets added to my bin to be used as a car drying towel.

We don’t charge guests for one glass or one towel. If they break something worth a bit more or maybe if it was clearly abuse, but most of our requests are when they stain things like our couch or carpet or shades. We had one guest who got red wine on our fabric blinds and billed them for a new one and it was covered. We have put in a few requests for carpet cleaning after excessive wear (we ask no shoes in the bedrooms) in the past as well which was always covered.

We've only had to use it once in 2 years and it was after a guest broke one of our window shades. Airbnb will make you reach out to the guest first but will pay up if they end up not responding.

I've filed several aircover claims, not for any serious damage but I have had guests bring dogs onto our property (which is clearly stated as not allowed) and it has resulted in us having our cleaners do a deep cleaning which takes longer. Aircover has approved everytime.
