How many of you charge for early check in?

I'm getting more and more early check-in requests these days.. probably hitting the 1 out of 3 guest mark. I have had no problem in the past accommodating these requests since I hardly do back to back bookings but recently some guests have asked if they can check in before noon and I am wondering if for those kind of extreme requests offering a paid option would be beneficial. Seems like it's mostly the property management property companies that charge  - how many of you "mom and pop's" also charge in your area?

Early check-in costs me nothing extra as long as the property is ready and is one more bonus factor that might help the guest give me a 5 star rating. I would not charge for it as I am already charging a premium for my listing (we are on the high-end of pricing).

If the unit is vacant we let them go anytime on that day. It helps make them happy and we have a 4.98 overall rating. The small extra money just isn't worth it.

I think it really depends on your location, in the winter at our cabin near the slopes we can’t as we often have same day turn over and we don’t have schedules for maintenance if something goes wrong. Everyone seems to want to arrive in the morning in the winter so they can set up and then go skiing. Have had one guest actually say “we want to start our vacation early”...well then they should have booked it for the extra day.

We tell people that we'll do our best and let them know if the place is ready early. I wouldn't charge though...if they keep asking me about it and annoying me then I tell them it will not be ready until the actual check in time. Even if it's ready.
