Problem guest - longer stay

My current guest has a 3 week stay and indicated it was for one person. Our property is a small ADU with it’s own entrance but guests have to traverse through our driveway to get to the entrance. The first few days were quiet but last night additional people showed up and I saw a few of them smoking cigarettes outside and one of them eventually looked like he brought it in after he lit it.

I’m terrified about what’s going on inside and my friendly reminder on the occupancy rules has been “left on read”.

Other than documenting everything is there anything I should keep in mind? I haven’t seen actual damages and would rather not cause further potential issues by confronting the guest at this point and kick them out.

Part of being a host means you will have to deal with these potential difficult situations. If they aren't causing a ruckus at the moment and causing a disturbance I would just knock on the door when everyone leaves tomorrow (hopefully) and remind them of the rules politely.

Take a deep breath and try to relax. Whatever has already happened has happened. Worrying about it won't change it. I've had a similar situation and despite similar behaviors to what you described, the inside was fine. I still charged for extra guests in the end as listed ($50/person). When I submitted the charge, I reached out to support first and explained what happened. I told them I had a video of all of the extra guests. They had me send them that video, then contact the guest to request the money first. Guests ended up paying and I didn’t have to get Airbnb involved further.

This is helpful advice, thank you for making me feel better! My initial concern was that these extra guests would end up staying long term and causing trouble but I'm not even sure where they would all stay since its a small ADU. I don't have extra guest fees listed so I'll just be happy to have not have any further problems.

I would call airbnb to report what is happening as the CS will likely also try to call them and remind them of the rules. Just document everything and hope they are a bunch of friends having a nice quiet reunion of some sort.

You never mentioned what your rules are. Did you explicitly state in the listing that only X amount of people are allowed? Some people just aren't familiar with getting the accuracy of the number of people if they are not reminded.

I do mention maximum of 2 guest as it is a small ADU with a full size bed only and the couch is not meant for sleeping. I do not have any fees listed for extra people so I will consider adding that clearly in the future.
