Hi All,

I’m somewhat new to the whole hosting thing on Airbnb with two (successful) stays at our listing which is an ADU at our main property. Since it’s an ADU the price is reasonable and we are aware that “reasonable” prices can attract “unreasonable” people. Has anyone had a guest that has been on the app for years yet not one stay under their profile?

Couple is staying for one night. They are “eloping” in the area. Is this a red flag?

Any advice helps! Thank you.

FWIW we always book through my wife's account so my account shows zero stays but it's 6 years old.

You have to watch out the age of the account. Often times people make new accounts to have parties or even just so they can break rules and not worry. I’d possibly accept no reviews with an older account. Often times people don’t get left reviews by lazy hosts.
I rented once to a newer account with no reviews and they brought a pet to our no pets property. We left them a 3 star review and a week later their account was deleted. They definitely made a new account to dupe the next host.

It is very dependent. Of course I look at previous reviews and ratings (or lack thereof) but my biggest factor is how they communicate with me during their booking request.
Next week I have a local guy with no reviews (I know we always suggest “no locals” and a account created April 2020 but I accepted the request because in his booking request message he told me exactly why he needs to rent (Listing their house for sale in a nearby neighborhood and an open house all weekend so they don't want to be at their house for all of that). I'd say I accept half of 0-review/no stay booking requests… I just ask more questions and vet them a bit more than established guests who for the most part I'll blindly accept their request. But I have no problem saying no if they don't respond in a timely manner or they aren't clear in their communication.
