How often are you guys running into terrible guests for your listings? I'm not talking about someone who asks questions which are answered in the listing, but the type where you are close to evicting them are having to file for damages.

This doesn't really fall into the eviction category but more so idiot category but we had someone clog a toilet and during the course of trying to fix the issue managed to flood the bathroom floor causing disgusting water to seep through the ceiling into the first floor. Ended up canceling the following two stays so that the ceiling could be cut open, dried out and then patched up. Had to repaint the whole ceiling because it was hard to match.

One of our earliest sets of guests included a heavyset woman who apparently wore heals throughout our home. It left little pockmarks all over the new LVP flooring. Sadly, we didn't even get to report the issue to airbnb because the we only spotted the pockmarks when looking at it from a certain angle and when the sun was shining through in the late afternoon.

Turn off auto-book and always approve request manually. Then you will not have any of these stories to tell..

Never had any situation even come close to an eviction or even file for aircover replacement charges in the 3 years we have been hosting.
