I am about to launch my first listing and I’ve contacted my insurance (State Farm) for guidance on any needed changes to my homeowners policy but will hear back next week. 

Is Aircover enough to start my listing while waiting for my own insurance to come up with a policy?

While it is nice to know AirCover is available, I certainly wouldn't rely on it as the sole coverage provider. If you plan to only have a short gap you should "probably" be fine, just vet your guests carefully, sometimes people like to take advantage of new listings.

I have a STR policy from my homeowners insurance for $1 million in liability, plus an umbrella policy for an additional $5 million to cover any major lawsuits and it wasn't much more than my normal policy. It also has coverage for lost revenue if I need to take the cabin out of the rental program while repairs are being done which isn't something AirCover will cover.

Aircover is only in play for Airbnb hosts. You will quickly find that Airbnb is a mixed bag (although this depends on your market and target clientele) and that you want to list your property on multiple STR sites as well as accept direct bookings. You'll want your own insurance that covers all those scenarios.

You should be good with a short gap, but keep in mind, Air Cover is not insurance meaning if they decline something you can't go to your insurance commission and have them review and what they are providing isn't really "regulated". That being said, they are generally good for paying out small dollar amounts, something your normal insurance company wouldn't do.

Airbnb's "insurance" is terrible historically. Most people get either a specific rider from their existing insurance to cover short term rentals, or go with a policy specifically targeted at short term rentals from an outside company.

Be very, very, very careful renting without insurance coverage. I'm sure your first renter will be fine, but if they accidentally burn the house down, you will likely be without any coverage from airbnb at all.

Just make sure your insurance get's your policy up and quick. For me it took my agent 1 day to do research and put together a policy. People have mixed reviews about air cover, security deposits, or any other sort of money actually coming from Airbnb to the hosts. Your home owners policy has certain uses, but will have huge gaps where you could be left holding the bag especially if a guest covers catastrophic damages. Can you imagine if they burn down the house, aircover refuses to pay, your insurance refuses and your bank still expects you to pay the mortgage?
