Advice on amenities broken

We have a large hot tub in our 4 bedroom property that has been one of the main features which we try to advocate for our property. Even in the summer months a fair amount of people use it. Recently it's been having issues and the parts are on order and we were told that it could be until mid September until it can be up and running again. Obviously, I'd like to get ahead of this for the 4 booking I have that might be impacted. We have a strict cancellation policy and I'm aware that if I cancel I will also be charged a penalty. I think from my end if I reach out to the guests and let them know of the issue and offer a $100 discount than that may be appropriate. If guests still push back I'd rather just bite the bullet and cancel the booking rather than deal with unhappy guests. Thoughts?

Send a message to potential impacted guests mentioning that the hot tub may be out of service. Offer a discount up front that seems reasonable based on your listing. If anyone still makes a fuss, offer to cancel from your end and take the hit otherwise you're putting yourself at risk of bad reviews etc etc.

We used to have a hot tub at our property but when it finally kicked the can we decided against replacing it. Honestly, it just wasn't worth all the maintenance, guests asking a million questions or giving an attitude when they see the rules of the hot tub. Not to mention, our electricity bill ended up being much lower. We had similar situations where we had to out of service the hot tub, not because it was broken but because the water had become so dirty from certain guests who didnt follow rules that we had to place it out of order and notify the upcoming guests.

This ended up going smoother than we thought. All 4 guests opted to keep their reservations and accepted a small discount for the non-functional hot-tub. On top of that, we received 5 star reviews from all of them, even though one notated in the review that the hot tub was broken.
