I have had the worst experience with Evolve. First, their fee came out to be higher than the 10% the sales guy told me. 2nd, the payments always seem to come inconsistently. At least with airbnb, the payment is sent 1 day after the guest check's in and there are no reported issues. With evolve i've been scratching my head wondering when the payment is coming. And now that I've read all the other reviews online I regret ever dealing with them. I'm just going to stick with Airbnb.

Terrible experience with evolve - they take forever to setup and their requirements are ridiculous. I feel like everything with them is about liability this liability that. I am glad I never through with it with them.

As a guest, I would never book through Evolve. Or Vacasa for that matter.

I don't think I've ever read any positive feedback regarding Evolve on reddit or anywhere else. Exactly what value are they adding? The fee doesn't even include cleaning.

Evolve doesn't do anything you can't straight up automate. It's a straight up waste of money unless you're sitting on inherited property and want to do absolutely nothing from 2000 miles away.

Self management is the way to go. So easy that nobody should be using a property manager unless they hate STR's. Which in that case, they shouldn't have purchased one.

With Evolve you will likely run into some terrible guess as they allow anyone to book. We had two really big parties that occurred at our place and another guest leave behind a questionable substance in our rental. The cleaners they referred us to were also to busy for new bookings. We did get some very nice guests through them but never again. We basically did ALL the work anyway and could have hired a photographer ourselves. I dropped them as I want to be able to control my calendar and vet guests on my own.

Did you not google them at all before working with them? there are so many bad reviews of them, from both owners and guests alike I don't know how anyone would ever consider working with them.
