The thought of terrible guests throwing a party and ruining our place is always in the back of my mind. What are some tips/tricks you all put in your post to deter?

- Don't allow single-night bookings
- Don't allow last-minute bookings
- Only allow guests with a record of good reviews
- NO INSTANTBOOK
- I purposely leave out the picture of how nice and large my backyard is and leave as a surprise.

Obviously this may eat into your profits if that is what you care about.

Set quiet hours and enforce them. Don't rent to locals. Have cameras at all entrances. Raise your rates to weed out the bad apples.

If you communicate clearly in a kind, concise and professional manner what’s not allowed, it doesn’t happen the vast majority of the time. Most of the wild parties we care about are people who have instant book on and accept whoever is willing to pay, live far far away and just send a bunch of automated messages and never bother to put in much effort.

Put additional deterrents such as limited parking available and cars will be tower, mention that it is a very quiet neighborhood, mention sound ordinances.

Instantbook off, check all reviews. Minimum stay of 2 nights or even 3 is always a deterrent.

I stopped having single night bookings after running into some real characters.

If you have a large home that makes it more likely to have parties, try to indicate that your place would really only accommodate the true capacity. For example, if you would only expect 3 cars from the capacity but your driveway can accommodate 10 cars say you can only accommodate 3 cars. Also, mention that the police will show up for noise ordinance violations.

Add in a fine ($500) as a deterrent as well, however collecting on this could be hard.

If you're in this business you just need to be firm and lay down the rules for the guests prior to them booking. It is your home after all, and they need to be respectful. Make sure your listing contains your rules and send it to them again after booking.
