Hosts who request that a potential guest confirm rules before accepting - What if they don’t confirm they’ve read and agree to house rules? Do you decline the booking request? Is it counted against you if you state the reason was they didn’t answer your message stating that they have read and agree to house rules?

Part of our vetting process for guests with no reviews is confirming the guest count and asking that they agree to the house rules. Generally the guests have always said yes, and then I accept the request to book. They usually answer within 30 minutes.

We had a request to book that hasn’t answered and it’s been a few hours. I don’t want to accept if I’m uncomfortable with the booking. I also don’t want to be penalized by Airbnb. Any advice from hosts?

Identity is not verified, and they're asking to check out around 1 am, and they have no previous trips. We would be the first to host them. They are also asking to check in around 1 am. Considering that we are trying to recover from an occupancy drop due to a bad review from difficult guest. The past mistake we had made was approving guests despite warnings from a previous hosts with one previous Airbnb host putting in the guest review “we should have been careful when we saw your reviews”.

Would you accept an old account with no reviews, or is it too risky?

Well, we had our first bad guest. I have a small one bedroom cottage so typically it’s just couples or girlfriends coming for the tourist area and leaving the place impeccable.

It started with the guest parking in the neighbors driveway despite clear instructions on where to park. She didn’t respond when the neighbor knocked on the door or when I sent her messages telling her to move, despite reading them. My neighbor was understandably angry because he couldn’t get into his parking spot, and had to park at the end of the street. She finally responded the next morning and moved her car to the correct spot. On checkout day, she asked if she could check out late, and we told her she could but to confirm when she’s out so i know when to send in the cleaner. She never responded, and never confirmed checkout.

My cleaner just let me know that there was vomit all over the towels and linens, and empty bottles of alcohol everywhere.

Am I overreacting or does this warrant a bad review? What would you give the guest?

It’s expected to last about a year, and we don’t know when the noise will be at its worst. There will definitely be construction noise during the day and probably early in the morning. We already provide earplugs, and we’re considering a white noise machine, but I’m not sure how much that would actually help.
Would you proactively inform guests about this?

If so, would you put it in the listing description, or mention it in the booking message after someone books?

The space is a medium-sized living area (10x14) so I need a sofa that’s compact enough to not overwhelm the room but still easy for guests to pull out and use. Ideally, it should be easy to clean and maintain, Because I want it to stay looking nice even after heavy use.
I’ve tried a few budget options in the past, but they either felt flimsy or the bed part was uncomfortable and squeeky for overnight guests.
Which sleeper sofas have you had good experiences with in your Airbnb, and which ones are actually worth the investment for long-term guest comfort??
