I keep seeing hosts say arbitration is pointless and that we should just accept it. That mindset is exactly why Airbnb keeps pushing further. Silence makes it easy.
Arbitration is not free for Airbnb. It costs time, money, and resources. One case is easy to ignore. Thousands are not. This is not about winning every case or making false accusations. It is about applying pressure when pressure is justified.

If every host who got screwed actually filed instead of venting and moving on, Airbnb would be buried in disputes and far less able to claw money back, cancel long stays, or rewrite rules after the fact.
This is not one host versus Airbnb. It is volume. It is accountability. It is making bad behavior expensive. If you are done being treated like a disposable asset, document everything, file arbitration, and push back. Airbnb keeps getting away with it because too many hosts let it.

Title says it all.

As a host, I mostly stay in hotels but when I do stay at Airbnbs I’m always shocked at how stingy hosts are about things that wouldn’t cost much to provide. I'm talking full house rentals that aren't cheap. They market it as "starter" provisions. It's one toilet paper roll per bathroom and nothing more. One tide pod for one load of laundry and one dishwasher load. One garbage bag. And so on.

Expecting guests to go shopping as soon as they arrive so they can use the trash and wash clothes/dishes, etc is a bit ridiculous at these prices. I would never dream of leaving my guests so little. I always leave more than they could possibly use to be honest and to be honest it has never backfired on me. I leave out 20+ K-cups and most guests honestly don’t even use it. I don’t think a single guest has “emptied it out”.
Toilet paper at Costco is cheap as are pods for laundry and dishes (why not just leave the big jugs out, one unscented and one not scented for guests to choose? What are they saving per booking by providing the bare minimum on these items? $20 at most but probably more like $10? For stays that are $2,000+ for the trip?

It has been a good experience but I’m tired of strangers coming in and out of my home - some friendly, some not so friendly - but I think what tires me the most is the lack of respect. Yes the guest is paying and I appreciate that means I have to tolerate things that I normally wouldn’t but you are renting a room in someone’s home .. surely that innately comes with a level of respect. Things like coming in after midnight and slamming doors etc just aren’t respectful. Taking furniture from the living room and putting it in your room for the length of stay.. has anyone else experienced airbnb host fatigue these days?

So we had a family of 5 who stayed for a week. They didn't communicate well, and it seemed like they were coming out of the country. After they left the following occurred :

1. Entire place was left dirty (dishes, trash everywhere )
2. Stains and scuffs on walls and carpet.
3. Damage to our main plumbing line. They flushed a trash plastic bag with wet wipes and in our policy we clearly state not flush anything except toilet paper

Because of #3 we spent 3 days fixing the plumbing problem, costing us 2K since the plumbing snake needed was special equipment. We also had to cancel another reservation, and then that guest left us a 1 star review because we had to cancel on them. (I told them initially it was a toilet clog but didn't realize it was going to be this bad... ) And now that review was denied removal (even though that that guest didn't stay). The customer service is horrible, they barely understand what you're saying, and they keep asking me to do stupid things. Any other airbnb hosts can top this experience?

So today I’ve gotten my third user asking some initial mundane questions (in Chinese but auto translated) asking some silly things before moving on to the “can you share a video of the place”.

From prior posts from other airbnb hosts here I think we generally recognize this is a likely “remote re-listing” scam where someone uses photos and videos of our places and lists them on some other site, usually to scam someone else. But when I go to the app and want to suggest the interaction is suspicious, the only three reasons I can pick are:

1) want to communicate off platform
2) want payment off platform
3) advertised or solicited something.

From experience we know the “better scammers” aren’t so clumsy, but why aren’t there any options for “other, known scam”?

I actually have tracked the number of bad guests because a bad guest costs me money. During the first 5 years it worked out that 1 out of every 10 guests fit the bad category. However over the last two years that has spiked to 1 out of every 3. Is anyone else experiencing this significant up tick in people costing you money? I have dozens of examples of guests needless costing me money, but here are a couple: Contractor taking sand caked work clothes and putting sand and all in 6 month old wash machine. Family of three stayed 5 nights in house with 4 beds. Two of the beds were urinated in. Am I the only one experiencing this trend in bad guests?

How do we get Airbnb to change the review policy?

If a guest violates the rules they should be surrendering their right to making a review, good or bad.

If we kick a guest out for violating house rule then they are prevented from leaving a review out of retaliation. But if you let them stay, after violation house rules they can just be jerks and leave a bad review because you confronted them about house rules. It’s like being caught between a rock and a dumpster fire.
If, as a host, we can document and prove a house rule violation during the guests stay is completed… BEFORE a review is written, then the guest should be removed of their right to leave a review.

Let’s face it. Hosts are in the review game. It’s the listing with the best review count that gets visibility. It’s the listing with high star count that gets the bookings. We live and die by our reviews.
As a host we have the right to cancel a reservation and refuse refund if a guest violates house rules. (Guests can have their stay cancelled for violation can’t leave a review) Nobody WANTS to do this. It is stressful for everyone… but this is the only way to ensure that the guest can’t seek revenge via review. I have never removed a guest, but have been offered the option by AirBnB several times. I don’t want to turn someone out and ruin their vacation. I also don’t want a bad review because some thin skinned rule violator can’t handle someone telling them something they don’t want to hear.

This has been happening quite frequently since the weather got ******.. most of our stays are 2-5 days. We live 10 minutes from the city center of a large city . Our policy is check at 4 and check out 11. We do all of the cleaning myself so I don’t have a ton of wiggle room as far as time. I accommodate when I can, and don’t have a problem politely declining but I’m getting tired of writing the same message over and over. Is this a new trend where Airbnb guests are trying to “maximize value” by getting early check-ins??
