Best Way to Protect yourself Against Lawsuits?

Getting sued is one of my concerns as a host. What’s the best way to protect yourself against lawsuits? Any insurance additions or listing disclaimers? Any suggestions are welcome.

I assume you’ve done the easy stuff - making your property as safe as you can from all types of accidents.
After that, it’s going to get a little shady. Banning pets and children (unofficially) is the easy decision as those lead to problems. Do everything you can to discourage litigious people from staying: don’t accept discounts and never bend your rules or policies even if they seem nice.

Take care and be vigilant about improving your property/correcting any defect on site that could cause an injury to an invitee (actively warn of any potentially unsafe conditions), maintain appropriate STR insurance, and consider use of waivers in addition to default airbnb policies if your property involves potentially dangerous activities (eg, providing kayaks on a body of water).

Important rule, if they mention a lawyer or suing all discussion is over. Can't talk to you anymore as it may influence the lawsuit. End of all discussions.
